HOW CAN I PAY MY RENT?

You can pay monthly by standing order, this can be from your account or guardian.

Each tenant is given a reference so their payment is recognised no matter what account it comes from.

You can also pay termly when your loan comes through.

ARE BILLS INCLUDED?

They can be.

As a household, you will be given the choice when you rent out one of our properties to enter into a “bills included” package.

HOW MUCH ARE BILLS?

This is dependant on the occupancy level and house size. However, our houses benefit from double glazing, have efficient condensing boilers and meet modern insulation standards. This serves to minimise bill costs and charges.

The cost of “bills included” packages will be set at the current market rate to coincide with the start of your contract.

INTERNET

This can be set up in your “bills included” package to be active from the first day of your contract. Alternatively, contact the service provider of your choice and arrange a connection from the day your contract begins.

DO WE PAY COUNCIL TAX?

As students you do not pay council tax, but will be required to send proof of student status to the council after you have moved in.

TV LICENCE

If you have one or more televisions in your group, you will only need one licence for the whole house. The cost of the licence can also be included in the “bills included” package should you decide to take it.

DO WE HAVE TO MAINTAIN THE GARDEN?

While we expect the gardens front and back of the house to be kept in a good state, we will cut hedges etc.

PROTECTED DEPOSIT

Deposits held by Fulfords Property Management Ltd and protected by mydeposits.co.uk a government authorised tenancy deposit scheme, and complies with the Housing Act 2004 legislation.

GAS SAFE CERTIFICATE

Annually carried out a copy provided for you when you move in.

ELECTRICITY AND SMOKE ALARM CERTIFICATE

Copies of these available to you when you move in

ENERGY PERFORMANCE CERTIFICATE

HMO

All our houses meet and go beyond the requirements for a house in multiple occupancy
